no vacanciesWe noticed a recent article that highlights a problem in York that is typical of many University towns. Student numbers have increased substantially but university-owned accommodation is lagging behind. Add to this the fact that councils are refusing to allow permission for houses in multiple occupation (HMO’s) in some areas of the town, the shortage of student accommodation is a cause for concern.

Whilst this high demand is always good news for landlords, it is important to make sure that you get the right tenants living in your properties. Preference is usually towards those that are going to take reasonable care of the property whilst living there. If this is not the case you can make sure that repairs for damage and cleaning are covered from the deposit, provided you have sufficient evidence as proof.

And as we have always said, the only way you can do that effectively is with a quality video inventory!
