Check out inspections must take place as soon as practically possible after the final day of the tenancy. Prior to attending the property to conduct the check out we will review all documentation and, if appropriate, view any original video footage. Our cloud based storage of the video allows us to view it whilst we are at the property to clarify any issues that may arise.

We will conduct a thorough inspection of the property to compare the condition of the property from the start to the end of the tenancy. A report is then compiled that highlights any changes, dilapidation’s are then noted and supporting video evidence recorded.

We will:

  • identify any material changes
  • check for any damage
  • check for general wear and tear
  • make recommendations regarding repairs or replacements

The report will highlight the condition, the cleanliness, any missing or additional items and any contractual obligations of the tenants that may be required when leaving the property. The report and supporting video evidence will, generally, be returned within twenty-four hours. This fast turnaround allows time for it to be considered and then allows the decision on whether any deductions are to be made from the deposit or whether it is agreed that the deposit is to be refunded in full.
